What is sealcoating?
Sealcoating is a routine part of asphalt maintenance that increases the longevity of the asphalt by protecting it from elements that cause deterioration. In turn, coal tar emulsion is often favored because it is known to last much longer than asphalt emulsion. We use both asphalt emulsion and coal tar emulsion sealer.
How does sealcoating work?
When mixed correctly and applied properly, asphalt sealer cures to the asphalt surface. This creates a seal that is both water- and oil-proof. Asphalt left unsealed is porous and vulnerable to vehicular fluids, water, and chemicals, which can soak into the asphalt and cause the aggregate to come loose. This condition is commonly known as raveling. When raveling occurs, penny-sized rocks come loose from the top surface of the asphalt and eventually lead to potholes. Sealcoating also protects against UV rays, which cause the asphalt to oxidize and in turn become brittle and crack.
